The duration depends on the size of the property, the number of rooms, surface preparation, and drying times between coats. On average, a single room takes 1-3 days, while a full house can take 1-2 weeks. We always provide a project timeline before starting.

We use high-quality, durable paints from trusted brands such as Dulux, Farrow & Ball, and Johnstone’s. You can choose any colour and finish (matte, satin, gloss, etc.), and we can also provide expert recommendations based on your needs.

End of Tenancy Professional Cleaning

Our service covers a deep clean of the entire property, including kitchens, bathrooms, bedrooms, and living areas. We clean appliances, carpets, windows (internally), skirting boards, and hard-to-reach areas to ensure the property meets landlord and letting agent standards.

While we cannot guarantee deposit refunds (as this depends on the landlord/agency), our cleaning follows strict inventory checklists to meet tenancy agreement requirements. We guarantee for any cleaning-related issues, we offer a free re-clean within 48 hours.

Quotations

Our quotation provides a detailed breakdown of costs, covering materials, labour, and any additional expenses related to the project. It also includes a payment schedule, estimated timeline, and our terms and conditions for clarity and transparency.

Our quotations are typically valid for 30 days from the date of issue. After this period, prices may be subject to change due to fluctuations in material costs or availability. If needed, we can review and update the quotation accordingly.

Block Management

Our block management services cover service charge budgeting, maintenance coordination, health & safety compliance, building insurance administration, and leaseholder communication. We also arrange repairs, cleaning, fire risk assessments, and contractor supervision to ensure smooth building operations.

We calculate and collect service charges on behalf of the property’s management company, ensuring funds are available for maintenance and repairs. If payments are overdue, we follow a structured process, including reminders and, if necessary, legal action in accordance with lease agreements.

Leasing Commercial Premises

Commercial leases vary, but standard terms typically range from 3 to 25 years, depending on the property type and tenant requirements. Some agreements include break clauses, allowing tenants or landlords to terminate the lease early under specific conditions.

Responsibility depends on the lease terms. Full repairing and insuring (FRI) leases require tenants to maintain and insure the property. In internal repairing leases, landlords cover external and structural repairs while tenants handle internal maintenance.
